Terms & Conditions

  1. General booking conditions, when you book The Villa, you implicitly accept all Terms and Conditions stated here.

    In agreeing to a booking, you have read and understood all Terms and Conditions, as well as the description of the property and its amenities provided on the website www.villasilvana.net, and consider it suitable for your needs.

    To hold a booking we require a 20% deposit of the total rental rate for the stay, which is deducted from the overall total due. This deposit is to be paid by bank wire transfer either in Sterling or Euro, whichever you prefer (conversions will be made on the day of Booking)  

    Once the invoice and bank details are sent by us, The Villa booking will be held to allow you to process the payment. Please provide proof of the completed transfer via email to villasilvana91@gmail.com, so we can confirm the booking. If payment is not made within one week after we send the invoice and  bank details, we may rent the apartment to another client.

    The Villa is considered to be booked ONLY after you have received a confirmation email with a receipt/invoice showing the 20% non-refundable deposit has been paid and showing the remaining balance due, as well as the dates of arrival and departure.
    It is your responsibility to check all details of this invoice and make us aware of any errors within 48 hours of receipt.
  2. Payment of the rental

    Payment of the remaining rental balance must then be paid by bank transfer, as before, normally one month before arrival, we will of course remind you of this nearer the time. Credit cards are accepted, please enquire for details.

    If you are unable to pay the full remaining balance, we reserve the right to cancel your reservation without any further liability. Once payment has been made it is non-refundable, even if you decide to leave the rental prior to the scheduled departure date.
  3. Cancellation policy
    If you cancel your reservation at any time after the 20% non-refundable deposit has been paid, you will not be entitled to a reimbursement. If, in the unlikely event that we must cancel your reservation due to circumstances beyond our control (for example a severe plumbing or electrical emergency), we will advise you at the earliest possible date and refund the 20% deposit as well as any other monies paid towards the reservation for unused nights. If the cancellation only affects the apartment you reserved and not our other apartments, and we have availability for the period you booked, we will offer to move you to the other apartments, if you choose. If this is not possible, we will do our best to assist you in finding alternate lodging for the period you booked, but we will not be held liable for any further obligations or claims made by you.
  4. Arrival
    It is your responsibility to inform us via email of your approximate arrival time at the apartment at least 7 days in advance, including all necessary flight or train details. Please inform us via email of the approximate arrival time and we can guarantee that there will be someone waiting to hand over the keys when you arrive.

    One set of keys will be provided for each apartment. Due to the nature of these custom-made security keys, cost for replacement due to loss or theft is €150. You are responsible for informing us immediately if the keys are lost. If members of your party are arriving at different times, the first person to arrive at the apartment is responsible for full payment of the entire booking, as well as signing the rental contract and taking the keys. The first person to arrive at the apartment is also responsible for handling the arrival of the other guests in the party. Arrivals between the hours of midnight and 5 am will incur a €50 service fee. You will be informed of this fee when you advise us of your late arrival time.
    If the Villa was rented the night before your arrival, we will need time to clean and prepare it for your stay. You may leave your luggage when you arrive, as well as take care of payment, signing contract and handing over of keys. We will do our best to prepare the  Villa as soon as possible, but we cannot guarantee the consignment of the Villa prior to 5 pm on the arrival date. We expect normal wear and tear on the Villa to include the occasional broken glass, utensil, plate, etc., but extensive damages will require reimbursement by you at the cost we incur to replace the item or repair the damage. It is solely at our discretion whether a particular damage must be paid or not.
  5. The person who signs these Terms and Conditions on arrival is the person held responsible in case of any damage.
  6. Pets and smoking policy
    No pets are allowed under any circumstances. The Villa is non-smoking apartments. We permit our guests to smoke outside or in the gardens or under the pagodas.
  7. Utilities and other extras
    The rental rate includes all utilities (gas for cooking and hot water, electricity,) We would like you to agree to turn off all appliances, lights, fans, televisions etc., when you are not using them and when you are not in.
  8. FOR THE USE OF THE HEATING THERE IS A EXTRA CHARGE PER WEEK 
  9. Safety, theft and insurance
    When travelling abroad we must accept that things will be different from the UK. It is your responsibility to lock all doors and windows when you are not in the Villa and when you are sleeping inside. We are not responsible for any personal theft or personal injury that may occur inside our Villa or in the grounds of Villa Silvana. For this reason we strongly suggest taking out an appropriate travel insurance policy prior to your departure.
  10. Service and assistance
    Villa Silvana takes pride in offering a residence that is part of the local Italian surroundings and create an atmosphere of living locally.

    The property has discreet cleaning staff, Chef who can offer some amazing menus. We can provide welcome hampers and offer beauticians and masseuse, plus excellent Concierge /House Manager, all provided to guarantee your total relaxation and ultimate well-being. If you would like us to organise any staff please advise and we can create a personal package for you..

    We provide guest information and maps indicating various services in the neighbourhood  There is Italian satellite with world news in English and wireless internet for all your internet needs and an extensive range of world movies for all ages. In all cases of problems and complaints, we do everything in our power to resolve the problem as soon as possible.
    We are available for assistance in case of emergencies.
    Therefore, you understand that you are held to a level of independence higher than what might be expected at a hotel or bed & breakfast.
  11. Complaints
    We must be notified within 24 hours of arrival of any complaints you have about the property, its furniture, equipment, maintenance or cleaning, allowing us to take any steps necessary to solve the problem. Complaints lodged at the end of the rental period will not be taken into consideration.
  12. Behaviour
    By signing the rental contract, you are responsible for the correct and decent behaviour of everyone in your party. Should we determine that your behaviour and/or the behaviour of anyone in your party is disruptful, harmful or dangerous to the Villa or other guests at Villa Silvana, we reserve the right to require that you and your party immediately vacate the property without any refund. We also reserve the right to involve local authorities if necessary.
  13. Departure
    Check-out is no later than Noon, on the departure date stated on the invoice. Exceptions may be made upon request and only if there are no arrivals on your departure date. Please leave the keys inside or return them to us by hand.
    You understand that the contract automatically expires at the end of the rental term as stated on the contract and you are required to vacate the apartment at that time.
    We must approve any contract renewal prior to the departure date. In such circumstances, the rental rate can be renegotiated and payment must be made in cash for each additional night.
  14. Liability
    You and your party hold us Blameless from and against any and all liability arising out of, or in any way connected with, your use and occupancy of the property, including injuries, damages or losses from fire, theft or criminal activity.
    We are in not liable for consequential damages.
  15. Privacy
    We will never share your personal information (such as address, phone number, etc.) with outsiders, and all your personal data will be kept confidential to ensure your privacy. On occasion we publish written guest comments and feedback on our website, using first names and general indicators of location such as county and country. Please indicate if you do not wish for us to publish any of your written comments or feedback.
  16. Swimming pool
    All guests must observe the basic pool rules which are there for the safety and comfort of all swimmers.
    • The Pool is open from the beginning of April to the end of October, weather permitting.
    • The Pool is open daily from 9am to 7pm, Swimming at night is strictly forbidden.
    • Children age 16 and under, need to be accompanied by a responsible adult (age 18 & over) at all times, who has explicitly agreed to accept responsibility for their safety.
    • Check which end of the pool is shallow and which end is deep upon arrival at the pool.
    • DO NOT USE THE POOL when under the influence of alcohol or drugs.
    • NO RUNNING around the pool, Do not push another swimmer under the water, Do not push or throw another swimmer into the pool.
    • Diving is only allowed from the deep end, along the length of the pool.
    • The pool water is not suitable for drinking. Avoid swallowing pool water.
    • Do not take breakable glasses or other utensils into the pool area. Use the plastic beakers and picnic set provided.
    • All persons are encouraged to take a shower before entering the pool area. If you have a communicable disease that can be transmitted by water or have been ill with diarrhoea or vomiting in the last two weeks, do not use the pool.
    • Children who are not yet toilet trained MUST wear swim diapers! Children in armbands or swimming aids should not go into the deep end.
    • Persons admitted to the pool shall not deposit litter in or around the pool, or anywhere else on the premises, but must place rubbish in the bins provided.
    • Swimming is prohibited when lightning is present, including a 15-minute period after the last lightning is observed.

Persons failing to follow these rules are subject to removal from the premises.

Villa Silvana will not accept responsibility of liability for money, clothing or any other articles that may alleged to have been stolen or lost by the pool or on the premises.

Villa Silvana must emphasise that all guests using the pool do so at their own risk.
